As we move further into summer, the Whiskey Creek real estate market continues to show something we’ve been talking about for months: buyers have more choices, but well-priced homes are still finding their buyers.
Inventory has increased compared to the ultra-low inventory we experienced over the past few years, giving buyers more options and creating more competition among sellers. That’s why pricing your home correctly from day one is more important than ever.
One encouraging trend is that sellers who price their homes appropriately are still receiving very strong offers. Through the first half of 2026, homes in Whiskey Creek have sold for an average of 95%–98% of their asking price, showing that buyers are willing to pay for homes that are priced realistically.
Another positive sign is that median sales prices have remained remarkably resilient despite the shift to a more balanced market. We are no longer seeing the rapid appreciation of 2021-2022, but values have stabilized, which is healthy for both buyers and sellers.

What We’re Seeing
- Luxury homes continue to move. This year we’ve seen sales ranging from approximately $300,000 to $1.75 million, proving there’s demand across nearly every price point when homes are marketed correctly.
- Condos and villas remain active, particularly in the $200,000-$330,000 range, making them an attractive option for seasonal residents, downsizers, and first-time buyers.
- Buyers have choices, which means homes that are updated, well-presented, and priced competitively continue to outperform the rest of the market.
Today’s market is rewarding strategy, not luck.
When buyers have more inventory to choose from, simply putting a sign in the yard and waiting isn’t enough anymore. Homes need to be priced correctly, professionally marketed, and exposed to as many qualified buyers as possible.
Southwest Florida has changed significantly over the years, and neighborhoods like Whiskey Creek have remained special because of their character, history, and strong sense of community. Its established homes, mature landscaping, convenient location, and close-knit feel continue to attract both longtime residents and new buyers. For homeowners, that makes it especially helpful to stay informed about the local real estate market, even if selling isn’t currently on the horizon.
Home values can be influenced by a number of factors, including inventory levels, buyer demand, interest rates, property updates, and the sale prices of comparable homes in the neighborhood. Broader market conditions across Southwest Florida can also play a role, but in many cases, neighborhood-specific trends tell the most meaningful story.
For homeowners in Whiskey Creek, understanding what is happening locally can be useful for a variety of reasons, from long-term planning and renovation decisions to estate planning or simply keeping track of home values. Real estate activity in established communities often reflects not only the condition of individual homes, but also the continued desirability of the neighborhood itself.
Whether you’ve lived in the neighborhood for many years or are newer to the area, having a clear picture of local trends can be a valuable resource. As residents and real estate professionals who know Southwest Florida and Whiskey Creek well, we always appreciate the opportunity to stay connected and share helpful market information when it’s useful.
