Harlan Local Insight: Whiskey Creek Edition

In a neighborhood like Whiskey Creek, real estate isn’t just about properties, it’s about people, timing, and understanding what’s really happening right here at home.

I’m Jessica Nolan, a Whiskey Creek resident, Civic Association board member, and co-lead of the Harlan Group Real Estate team alongside Erin Harrel. Our team serves Southwest Florida from Tampa to Marco Island, but the McGregor corridor and Whiskey Creek specifically is where many of us live, work, and stay closely connected to the community.

That perspective matters, especially in a market that has clearly shifted over the past year.

A Market in Transition

The Fort Myers housing market is no longer moving at the pace we have seen in recent years. Inventory has increased, giving buyers more choices, and homes are taking longer to sell. On average, properties are spending anywhere from 45 to 70 days on the market depending on price point and condition. Sellers are also seeing more negotiation, with many homes closing between 85% and 92% of their original list price.

While these numbers may sound like a slowdown, they are better understood as normalization. The urgency that once defined the market has eased, creating a more balanced environment. Within Whiskey Creek and along the McGregor corridor, this shift is playing out in a very specific way. Location continues to support long-term value, but pricing and condition now play a much larger role in how quickly and successfully homes sell.

Homes that are well-prepared and priced appropriately are still moving within a few weeks. Those that are priced based on past market peaks often sit longer and adjust over time. Updated homes tend to attract the most attention, while properties needing work can still sell, but only when priced with that in mind.

What This Means for Homeowners

For those considering selling, the first few weeks on the market have become critical. This is when a property receives the most exposure and interest. A strong, well-informed pricing strategy can make the difference between generating early momentum or facing extended time on market with price reductions.

For buyers, current conditions offer more opportunities than we’ve seen in several years. Increased inventory and reduced competition allow for more thoughtful decisions and, in many cases, stronger negotiating positions.
