Harlan Local Insight: Whiskey Creek Edition

Well…if you’re reading this, we’ve officially made it through another Southwest Florida summer (or at least the worst of it!). While the afternoon thunderstorms have been great for our lawns and keeping everything green, I think most of us are looking forward to a little less rain, a little lower humidity, and the return of our seasonal neighbors. Before long, school will be back in session, football will be on every weekend, pumpkin spice will somehow find its way into Florida, and our community will begin gearing up for one of my favorite times of the year.

As the seasons change, our real estate market changes too.

One question I’m hearing almost daily is, “How’s the market?”

The best way to describe it is healthy. We are no longer in the frantic seller’s market where homes sold in a weekend with multiple offers, but we certainly aren’t seeing a weak market either. Buyers have more inventory to choose from, they’re taking a little more time making decisions, and sellers who price their homes correctly and prepare them well are still achieving excellent results.

Currently, the average home in Whiskey Creek is selling in about 69 days, and sellers are still receiving approximately 96.5% of their asking price. Those are solid numbers and a good indication that our neighborhood continues to perform well compared to many other communities throughout Southwest Florida.

But here’s what I believe makes the biggest difference and it’s something that can’t be measured on a spreadsheet.

People don’t just buy a house in Whiskey Creek… they buy into a lifestyle.

One of the things I love most about Whiskey Creek is that we don’t fit neatly into one category. We aren’t just a retirement community, and we aren’t just a neighborhood full of young families. We have both, and everything in between.

You’ll find first-time home buyers purchasing their starter home just a few streets away from families raising children, professionals working from home, empty nesters enjoying retirement, and residents who have proudly called Whiskey Creek home for decades. That mix creates something special. It gives the neighborhood life throughout the entire year.

We also offer something many communities simply can’t.

Whether you’re looking for an affordable villa, a golf course home, a waterfront property with Gulf access, a quiet interior street, or a larger family home with mature oak trees, Whiskey Creek has a little bit of everything. That variety attracts a wide range of buyers, which helps create a stronger, more stable housing market over time.

Location certainly doesn’t hurt either.

Within just minutes you can be downtown enjoying dinner, heading to Fort Myers Beach or Sanibel, shopping at Bell Tower, catching a Twins game, visiting Health Park, or commuting almost anywhere in Fort Myers with ease. We truly are one of the most centrally located neighborhoods in Southwest Florida, and that’s something buyers consistently mention when they’re searching for a home.

But what really sets Whiskey Creek apart isn’t just where we are. It’s who we are.

This is a neighborhood where people still know their neighbors. Friends gather for trivia nights and live music at the country club. Golfers enjoy one of the area’s few public golf courses without mandatory memberships. Families look forward to the Fall Festival. Every Christmas, residents line the streets to watch one of Southwest Florida’s favorite traditions, the Whiskey Creek Golf Cart Parade. Throughout the year there are neighborhood events, clubs, volunteer opportunities, and countless ways to become part of the community.

Perhaps one of Whiskey Creek’s greatest advantages is something buyers appreciate more every year—we enjoy all of these benefits without the extremely high HOA fees found in many newer communities. That combination is becoming harder and harder to find.

From a real estate perspective, strong neighborhoods help support strong home values.

When buyers compare communities, they aren’t only comparing square footage and kitchens. They’re comparing lifestyles. They want a place where they feel connected, where there’s pride of ownership, mature landscaping, established trees, and a sense of community. Those qualities don’t show up on an appraisal, but they absolutely influence buyer demand—and demand is one of the biggest drivers of long-term property values.

Speaking of homeowners, don’t forget that this November Florida voters will decide on a proposed amendment to increase the Homestead Exemption. If approved by at least 60% of voters, the proposal would increase the exemption on non-school property taxes beginning in 2027, with another increase planned for 2028. While we’ll know more as Election Day gets closer, it’s worth paying attention to because it has the potential to create meaningful tax savings for many Florida homeowners. I’ll continue sharing updates and breaking down what it means in simple terms as more information becomes available.

As we head into the fall selling season, I’m optimistic. Historically, activity begins picking up as our seasonal residents return, families settle into school routines, and buyers start planning before the holidays. I expect this year to follow that same pattern.
